Italian lake side and Mountain towns which have gotten inexpensive

Forget about the top ranking locations like Como, where celebrities have their multi-million euro palazzi. Don't mention Cortina d'Ampezzo or Courmayeur. There are many more locations which went out of fashion and where properties are inexpensive.

But evidently there is a catch: climate change has hit many Italian ski resorts quite hard. Alpine Valleys at just over 1000 m altitude have seen winters with rain until late December and an ever shorter skiing season. When skiing infrastructure closes down, winter vacation infrastructure drops in value. 

Lake side locations follow another logic. Generations of Italians bought second properties as week-end homes along the shores of many lakes in Northern and Central Italy. The three big names: Como lake, Lago Maggiore and Lago di Garda also draw some international tourists. The rest is unknown and therefore depends merely on Italian visitors.

After decades of stagnant wages and rising rents in the Northern and Central cities where jobs are plentiful, the younger generation is cash strapped, unable to afford the life style of their parents in the 1980's and 1990's. Second homes are inherited and get sold more often than not. Else, the older generation sells their property at a loss, since they can no longer use it. Especially if sons and daughters are not interested to continue spending their holidays where they had been playing as children.
